A Maldivian island, a new Saudi mountain destination and a Nile-side hotel make very different promises. The useful question is which one would improve your next trip. These five properties come from the ZOMA newsletter’s Asia, Middle East and Africa selection. Bulgari Ranfushi, Rosewood Diriyah, Raffles Trojena and Four Seasons Luxor target 2027, while Aman Niseko now states 2030.
What the published dates actually support
Bulgari targets 2027 for Ranfushi. Fat Voyage’s October 2026 tracker and current project reporting put Diriyah’s target at 2027. Accor’s Trojena announcement gives 2027, and the Luxor date remains 2027 in January 2026 reporting. Aman’s own Niseko page now says 2030.

Bulgari Resort Ranfushi, Maldives
Opening position: Bulgari’s official Ranfushi page states 2027.
Ranfushi is planned for Raa Atoll on an island covering 20 hectares. Bulgari describes 54 accommodation keys: 33 beach villas with private pools, 20 overwater villas and a Bulgari Villa on its own island, designed by ACPV Architects Antonio Citterio Patricia Viel.
The dining plans include Il Ristorante - Niko Romito, Bao Li Xuan, Hōseki and La Spiaggia. It is a natural choice for couples who care about restaurants as well as the villa, rather than choosing an overwater stay purely from photographs.
Confirm transfers, meal arrangements and which facilities will operate for your dates before committing.

Rosewood Diriyah, Riyadh
Opening position: targeting 2027, according to Fat Voyage’s October 2026 tracker and current project reporting.
Rosewood Diriyah is planned beside At-Turaif in Diriyah Gate, connecting the hotel with one of Saudi Arabia’s important heritage settings. The plans include 250 keys, among them 48 Wadi Suites overlooking Wadi Hanifah.
Watch it for a Riyadh visit with a stronger cultural focus, particularly if you want to spend time around Diriyah rather than treating it as a single excursion from another part of the city.
As this is part of a larger development, check access and what will be open around the hotel for your stay.

Raffles Trojena, Saudi Arabia
Opening position: Accor’s announcement targets 2027.
Raffles Trojena is planned at 2,300 metres in the mountains of north-western Saudi Arabia. The plans describe a ring-shaped building with 105 guestrooms around the perimeter, giving outward views and privacy.
It should appeal to travellers interested in contemporary architecture and a new mountain setting, rather than a familiar city or beach hotel.
Skift reported on 26 January 2026 that the 2029 Asian Winter Games planned for Trojena had been postponed as NEOM scaled back, which is why we treat the 2027 hotel target with caution.

Four Seasons Hotel Luxor, Egypt
Opening position: Four Seasons announced 2027, a date still reported in January 2026 by Dubai Sotheby’s International Realty.
The published plans place the hotel just south of Luxor Temple, on the Nile, with 200 rooms and suites. They include restaurants and bars, a spa, multiple pools, a children’s programme and a young adults centre.
A Four Seasons base could suit travellers wanting comfortable downtime between early starts and sightseeing days. For families, a land-based stay can also offer more flexibility than fitting every visit around a cruise schedule.
Confirm the opening timetable before building the rest of your Egypt trip around a first-season stay.

Aman Niseko, Japan
Opening position: Aman’s official page now says 2030, not 2027.
Aman’s Hokkaido project is on Mount Moiwa. Its published concept centres on the natural setting, wellbeing and an all-season mountain stay, making it an interesting longer-term prospect.
For a 2027 Hokkaido holiday, choose somewhere operating and keep Aman Niseko as a future interest rather than holding your ski trip for it.

Give Luxor time beyond the hotel
Tell us how much of your Egypt trip should be sightseeing and how much should be rest. That helps establish a useful length of stay and whether to combine Luxor with Cairo, a cruise or another destination.
How ZOMA gets you in
Once a hotel opens reservations, we book through our partner relationships wherever the hotel offers them. That typically means an upgrade on arrival when available, daily breakfast for two, a hotel credit, early check-in and late check-out when available, and VIP recognition from the team, at the same rate as booking direct.
Tell us which opening you are watching and we will tell you the day it becomes bookable.
Different places need different checks
Ranfushi is a villa-and-beach decision. Luxor is a cultural itinerary decision. Diriyah and Trojena require extra attention to the wider development. Niseko belongs on a longer-term list.
Tell us what would make the stay worthwhile. We can check the reservation position and whether an established alternative serves the same purpose with less timing risk.
