October is a good moment to start thinking about 2027, especially if Italy is on your list. The next wave of hotels brings former banks back into use in Rome and Milan, changes a familiar Sardinian address and restores a historic mountain hotel in Cortina. These are the five properties from the ZOMA newsletter we are watching in Italy and the Alps. This is an editorial selection, not a ranking, and opening targets are not confirmed travel dates.
The dates to know before planning
Rosewood Rome, Rosewood Milan and Six Senses Milan currently list 2027 on their own websites. Mandarin Oriental also identifies Cristallo in Cortina as a 2027 opening. TravelSort’s October 2026 openings list gives mid-2027 for Six Senses Milan, while TravelSort and Fat Voyage report the Pitrizza relaunch for May 2027.
We checked the announcements and reporting in October 2026. The images are hotel renderings and may change before opening.
Rosewood Rome
Opening position: Rosewood’s current Rome page states 2027.
Rosewood Rome will occupy the former headquarters of Banca Nazionale del Lavoro on Via Veneto. The plans include 147 rooms and suites, with wellness spaces in the bank’s former vault: a distinctive use for a substantial twentieth-century building.
It suits an art-led Rome break, neighbourhood walks and dinners across the city. Via Veneto gives you a grand base, while the former bank brings a different character from a purpose-built hotel.
For a fixed anniversary or a tightly scheduled Italian trip, keep an established alternative until your stay is confirmed.

Rosewood Milan
Opening position: Rosewood’s current Milan page states 2027.
Rosewood Milan is planned on the edge of the Quadrilatero della Moda, close to Via Montenapoleone. It brings together Palazzo Branca and Palazzo della Banca Commerciale, with a courtyard and garden, Asaya wellness facilities and an indoor pool in the published plans.
It suits a shopping-led stay, a design-focused weekend or a Milan stop before travelling elsewhere in northern Italy. The draw is fashion-district access alongside spaces where you can step away from the street.
If fashion week determines your dates, check that reservations cover the whole stay before making other arrangements non-refundable.

Six Senses Milan
Opening position: the official page lists 2027; TravelSort’s October 2026 openings list gives mid-2027.
Six Senses is taking Via Brera 19 as its Milan address. Brera puts the emphasis on the city’s artistic side, with galleries and smaller streets, while the hotel plans include a courtyard, rooftop spaces and its Earth Lab sustainability concept.
This is the Milan opening to watch if you want wellbeing within a city stay rather than a separate retreat afterwards. It should appeal to couples mixing museums and meals out with time at the hotel.
When booking opens, check that the wellness facilities central to your stay will be operating from arrival.

Cheval Blanc Pitrizza, Sardinia
Opening position: TravelSort’s October 2026 list and Fat Voyage report the Cheval Blanc relaunch for May 2027.
Pitrizza is an existing Costa Smeralda address, with an original 1963 design by Luigi Vietti. TravelSort reports a planned accommodation mix of 65 rooms, suites and villas, including 16 villas with private pools; the interest is in how Cheval Blanc will reinterpret this low-rise coastal setting.
It is a natural choice for couples wanting a private coastal stay or families considering more space than a standard room. The pool villas are worth comparing for layout and outlook, not simply the number of bedrooms.
If you want the new Cheval Blanc experience rather than an existing Pitrizza stay, confirm that the relaunch will be complete for your dates.

Mandarin Oriental Cristallo, Cortina
Opening position: Mandarin Oriental currently identifies Cortina as a 2027 opening.
Cristallo is the mountain counterpoint to the city and beach hotels here. The historic property sits above Cortina d’Ampezzo, with the Dolomites central to its appeal; Mandarin Oriental’s current plans include 84 rooms and suites, restaurants and bars, and a spa.
Watch this one if the hotel itself is an important part of an Alpine holiday: somewhere to spend an afternoon after skiing or walking, rather than simply a convenient base. Cortina also suits travellers who prefer a recognisable mountain town to an isolated lodge.
Confirm your season’s operating dates and practical access to the ski areas or walking routes before booking.

How ZOMA gets you in
Once a hotel opens reservations, we book through our partner relationships wherever the hotel offers them. That typically means an upgrade on arrival when available, daily breakfast for two, a hotel credit, early check-in and late check-out when available, and VIP recognition from the team, at the same rate as booking direct.
Tell us which opening you are watching and we will tell you the day it becomes bookable.
Choose the neighbourhood or season first
For Rome and Milan, choose the neighbourhood before the brand. For Sardinia and Cortina, choose the season before the room. Those decisions stay useful even when an opening moves.
Once reservations open, ask for the operating date, cancellation policy and confirmation of the facilities you care about. A flexible hotel booking is not enough if flights or a second hotel are locked in.
